Although with the newest Meta rules, property marketing lookalike functions are restricted… I used data-driven retargeting strategies to bring back high-intent visitors and expanded reach with dynamic forms for more efficient lead acquisition.

2. Advanced Automation System

Generating leads is just the first step – following up instantly and keeping agents organized is what turns those leads into real deals. We built a fully automated system that streamlined lead distribution, enabled real-time notifications, and ensured every inquiry was followed up efficiently.

Leads were instantly sent to agents via WhatsApp & email, reducing response time and improving conversion rates.

A custom-built CRM integration automatically distributed leads to the right agents, ensuring no opportunity was missed.

Every lead was logged in a shared Google Sheets system, complete with timestamps, agent assignments, and follow-up notes.

Integrated leads into HubSpot, segmenting them for personalized follow-ups and remarketing campaigns.

Automated Lead Processing & Email Alerts

A fully automated system that captures new leads from Facebook Lead Ads, logs them into Google Sheets, and instantly sends email notifications to agents for quick follow-ups.

3. Custom CRM at Agency and Agent Level

The biggest challenge? Agents didn’t want to use an external CRM. They saw it as time-consuming, unnecessary, and disruptive to their workflow. Many were already high performers and had been closing deals successfully for years without one. The system had to blend into their daily routine seamlessly – without feeling like “extra work.”

Designed a “no-excuses” CRM that worked inside Google Sheets, a tool agents were already comfortable using.

New inquiries were automatically assigned to agents without them needing to input anything manually.

Agents could track leads, update statuses, and add notes in seconds and in some instances initiate follow-ups.

A reminder function prompted agents to add follow-up comments, which were automatically sent to a master list for the branch manager to track progress and performance in real time.

A structured Google Sheets CRM that automatically logs leads, assigns agents, and tracks follow-ups, allowing full visibility on inquiries, status updates, and client interactions.

Custom Code Fix for Automation Trigger

When a key function was removed from the automation platform, I implemented a custom Google Sheets script to restore real-time triggers, ensuring leads continued flowing without disruption.
